Scope of Work

• Demolition/rework within Fitness and Pool/Spa: flooring; selective ceilings/walls; doors/windows; existing spa and opening; MEP/FP systems.

New Construction & Systems

• New partitioning at spa entry from Fitness for controlled access.
• New flooring throughout Fitness; patched/replaced ACT and grid; new doors/windows; full repaint.
• Electrical: rework and relocation for new lighting; integration with existing controls.
• Mechanical: relocated grilles; new controls/thermostat; airflow balancing.
• Plumbing: new connections for replacement spa; code-compliant drains and overflows.
• Life Safety: sprinkler adjustments and fire alarm device repositioning.
• Structural: steel framing/support at spa opening as engineered.
• Finishes: 2×4 wall tile throughout Pool/Spa; topping-slab remediation; epoxy textured deck coating for slip resistance.
• Spa unit: furnished and installed, commissioned per manufacturer and local health guidelines.

Resident-First Protocols

• Wet-work containment, moisture control, and odor mitigation; water testing and turnover coordinated to minimize amenity downtime.
